A company going bankrupt is not news. But Solyndra was not just any company. Its biggest “investor” was the federal government which had given it $500 million dollars. That was news. But, really, it shouldn’t have been. If history is any guide, it was quite predictable. The government is a very poor investor. And always has been. There are countless examples, but two should serve our purpose here. After the Civil War, American leaders were anxious to bind the country’s North, South, East, and West regions together with transcontinental railroads. Congress therefore gave massive federal aid to build the Union Pacific, the Central Pacific, and later the Northern Pacific Railroads. But all three of these roads had huge financial problems. The Union Pacific, for example, was mired in financial scandal from its inception, went bankrupt several times, and had to rebuild large sections of track thanks to shoddy construction practices. At that same time, James J. Hill, with no federal aid whatsoever, built a railroad from St. Paul to Seattle -- the Great Northern. How was Hill able to do with private funds what the Union Pacific failed to do with a gift of tens of millions of federal dollars? The starting point is incentives. The Union Pacific was paid by the government for each mile of road it built. It was in the railroad’s interest not to build the road straight. The more miles it took the UP to cross Nebraska, for example, the more money it made. Hill, by contrast, used his own capital. To make a profit, he had to build his Great Northern Railroad sturdy and straight. Hill’s company remained in business for almost a hundred years until 1970 when it merged with other railroads. The original Union Pacific, riddled with corruption and numerous other financial misdeeds, including the wholesale bribery of public officials, went broke within ten years. The story of the airplane is even more stark. By the opening of the twentieth century, the major nations of Europe and America were frantically at work trying to invent a flying machine. The first nation to do so would have a huge military and commercial advantage. In fact, leading American politicians of the day, such as Teddy Roosevelt, President William McKinley, and others argued that building an airplane was a national emergency. There was no time, they argued, to wait for private industry to get the job done. The government needed to pick the best aeronautics expert and give him the money he needed. That expert was Samuel Langley, the president of the prestigious Smithsonian Institution and holder of honorary degrees from Harvard, Yale, Oxford, and Cambridge. Langley was already an accomplished inventor and he had written a highly praised book Experiments in Aerodynamics. Federal officials gave Langley funds for two trial flights. He immediately set to work. His theory was that his plane needed to be thrust into the air from a houseboat on the Potomac River. Investors share their biggest mistakes Every investor needs to start somewhere. First investments are often emotional and with finance, location, property management, tenants and location all contributing to investment success or failure, it can often be stressful. It is easy to believe that you are alone when starting your property journey but there are various professions that are there to make it as smooth as possible for you. Don’t be afraid to ask (and pay) for help; some good advice before you begin can often save you a lot of money, and for many, a lot of heartache once you make the leap. Property investment doesn’t need to be mysterious, there are plenty of people doing it and most are willing to share their knowledge if you take the time to ask. Recently some of Image Property’s seasoned investors sat down to talk with us about the biggest mistakes they made when starting out in property investment. Their stories varied and it was interesting to note that not all of them relate to money. We have handpicked the top 3 to get you thinking. 1. Understand the features of your property When you spend the time and money on investing in a property, it pays to ensure you understand that property and its features so that you can connect the house with the appropriate tenants. Ask yourself who you would like to see living in the house – is it a fmily with a dog, students sharing a house, or a person living on their own? Target the specific group with your campaign and to ensure your property and your tenants complement each other and you will find the process much easier. 2. Get professional help to manage your property Our investors consistently highlight the benefits of finding a property manager to take the stress and emotion out of this process. A property manager will take care of your proporety and ensure it is tenanted as part of their day-to-day business, and will keep it just that – business. When you opt to manage your own property, you inevitably end up emotionally involved and every setback can be draining, both mentally and financially. When you engage a professional it frees up your time to focus on your own interests, or even your professional pursuits which just might cover the cost. 3. Understand your finance options Talk to the professionals and make decisions on your finance early in the process. Talk to mortgage brokers, financial planners, property managers, and other investors. Find out what your options are in terms of loans and mortgage insurance and what deposit you are comfortable making to ensure you are able to keep the right cashflow to keep you in the game. For example, one of our investors said that their biggest mistake on their first property was opting not to pay mortgage insurance and instead throw all of their money towards a 20% deposit with a small amount left over for renovations. In hindsight, they suggested that this was a big mistake as they did not understand the loans and the cost of doing business. Ultimately this decision restricted their cash flow and meant that they had to dip into their savings account to pay for the renovations to the property.

We all like to hear that a book shouldn’t be judged by its cover, but in reality this isn’t always the case - quick assumptions are often made without a second thought. Here’s how you can use that to your advantage. Enjoy! Snapchat/Instagram: GPStephan What I’ve found is that it really helps to match whatever it is that you do. It helps to be congruent with it. If something doesn’t add up between how you present yourself and what you do, people get suspicious. People see the disconnect and immediately hesitate, because they feel you’re not living up to what you’re presenting. You’re selling a $10,000 program on making millions of dollars? You bet you can’t show yourself driving around a 1989 Honda Accord while living in a studio apartment in Lancaster. People like to see that you live what you preach. Even how you dress can make an impact. Again, designer clothes don’t matter - but instead of wearing something oversized that doesn’t fit, where people may make quick judgements that you’re unorganized and don’t pay attention to detail, make sure to wear clothes that fit your physique, are clean, and ironed. That’s it. The details matter - I’ve found socks are an easy detail that many people notice and most people miss. Seriously, a good pair of colorful socks go a long way. Even a clean haircut and shave makes a huge difference. Some other things you can do - clip your nails, brush your teeth, wear cologne. Little things that people notice that don’t cost much, if anything. But it’s not entirely physical . The thing is, the other half is attitude. It’s believing what you do. You do emulate what you’re doing? Figure out what you want and then tailor your image to become what you want to be. Dress for success. And again, it doesn’t need to be too superficial. Focus on what you have control over - how you dress, good hygiene, and how to present yourself, and creating the image that matches the person. Work on speaking if it’s holding you back, work on being more assertive if you’re not getting what you want, it’s about constantly improving yourself and slowly becoming the person you’ve always envisioned yourself being. And realize that image sometimes plays a role in this and use that to your advantage.
